Lviv region is six times more expensive: how land prices differ from those in Mykolaiv region
South and east at the bottom of the ranking: where the cheapest agricultural land in Ukraine is located
In Mykolaiv Oblast the average cost of one hectare of agricultural land in August 2026 amounted to 40,922 hryvnias. This is one of the lowest figures in Ukraine and is almost half the national average price. These figures are evidenced by data from OpenDataBot on the state of the Ukrainian land market. The information is provided as of 14 September 2026 and may still be adjusted as more statistics arrive.
On average across Ukraine in August a hectare of agricultural land cost 80,542 UAH. For comparison, in July the average price was 77,830 UAH. Thus, over the month a hectare became more expensive by more than 2.7 thousand hryvnias. At the same time, despite rising prices, land sale volumes continued to shrink. In August 14,967 hectares were sold, while in July – 18,101 hectares. In March the volume of sold land reached 24,105 hectares.
The trend of declining sales volumes has been observed since spring. In August the area of sold land decreased by more than 3.1 thousand hectares compared to July.
The highest average prices for agricultural land in August were recorded in:
- Lviv Oblast – 260,970 UAH per hectare;
- Ivano-Frankivsk – 151,777 UAH;
- Kyiv – 133,634 UAH;
- Poltava – 116,863 UAH;
- Volyn – 113,512 UAH.
Thus, a hectare of land in Lviv Oblast on average cost more than in six times more than in Mykolaiv Oblast.
The lowest average prices were recorded mainly in the southern and eastern oblasts:
- Donetsk Oblast – 34,910 UAH per hectare;
- Kherson – 35,775 UAH;
- Mykolaiv – 40,922 UAH;
- Odesa – 44,690 UAH.
Thus, Mykolaiv region ranked third among oblasts with the lowest average price of agricultural land. A significant gap in land prices between regions persists against the backdrop of the full-scale war. The lowest figures are recorded, in particular, in regions where security risks remain high.
Overall the agricultural land market in Ukraine has been operating since 1 July 2021. Since 1 January 2024 the right to buy agricultural land was also granted to Ukrainian legal entities that meet the requirements established by law.
