Heat Can Be Adjusted in Each Apartment: Heating System Modernized in a Damaged Building in Mykolaiv
OSBB “Novobuzkyi 120” expects to save around 40% on heating
In Mykolaiv, the heating system in the building of the Novobuzkyi 120 condominium association, which was damaged by Russian shelling, has been modernized. It now operates automatically, and residents can adjust the temperature in their apartments themselves. Thanks to these changes, the co-owners expect to save around 40% on heating — this is a projected, not yet confirmed, saving.
The co-owners began improving the building’s energy efficiency in 2021. In March 2022, it was damaged by Russian shelling. Modernization resumed in 2024 with financial support from the Energy Efficiency Fund.
Over the past two years, the following work has been carried out in the building:
- an individual heating substation — IHS — was installed, along with a heat meter;
- pipelines were upgraded and insulated, and an automatic heating-system balancing system was introduced;
- new pipes were installed in the apartments, along with radiators and individual meters;
- the basement was renovated.
According to the city council, this is currently the only condominium association in Mykolaiv with a controller installed to regulate the temperature of the heating medium in the return pipeline.
At the same time, the building is being restored under the “VidnovyDIM” program. The replacement of damaged windows in apartments, as well as windows and doors in common areas, is 90% complete.
The co-owners intend to continue making energy-efficiency improvements, but further measures are still under consideration.
“The residents are very satisfied. If we get the opportunity, we’ll apply for more programs. We really want to install solar panels and, God willing, perhaps try to insulate the facade of the entire building as well, so we can feel the full benefits of the IHS,” said Ihor Molchanitskyi.
To receive partial reimbursement for energy-efficiency improvements, the condominium association submitted a complete set of documents to the commission. The application was filed under the city program “Reform and Development of the Housing and Utility Sector of Mykolaiv for 2025–2029”. The co-owners are currently awaiting funding.
