In the Mykolaiv region, a hectare is only 44 thousand UAH, but only 916 deals were concluded over four months

In the Mykolaiv region a hectare of agricultural land costs on average about 44 thousand hryvnias — one of the lowest indicators in the country; in the first 4 months of 2026 only 916 purchase-sale agreements were registered in the region, according to analytics from the service OpenDataBot.

Neighboring southern oblasts show a similar dynamic: in Kherson Oblast a hectare is valued at more than 38 thousand hryvnias, but only 37 deals were concluded, whereas in Odesa Oblast the price is almost 48 thousand hryvnias per hectare, and the volume of transactions exceeds 1,4 thousand.

The most expensive lands remain in the central and western regions. The leader is Ivano-Frankivsk Oblast with a price of almost 180 thousand hryvnias per hectare, closely followed by Kyiv Oblast — over 178 thousand hryvnias. Next in terms of cost are Lviv, Ternopil and Vinnytsia oblasts.

Deals are most actively concluded in Vinnytsia, Chernihiv, Sumy, Poltava and Khmelnytskyi oblasts — there the market is busiest in terms of number of transactions.

Since the launch of the land market, more than 501 thousand contracts have been signed across Ukraine totaling almost 50 billion hryvnias with a combined area of over 977 thousand hectares.

According to analysts’ calculations, there was a noticeable revival during 2025: more than 131 thousand deals were concluded, which is 13% more than a year earlier; the market’s monetary volume grew by 43% — to 18 billion hryvnias, and the average price per hectare approached 62 thousand hryvnias.

In 2026 the trend of rising prices continued: in the first 4 months the average price rose to 75 thousand hryvnias per hectare, while the number of transactions slightly decreased to almost 40 thousand, and the sold area fell to about 82 thousand hectares.

At the same time, in Mykolaiv more than 4 thousand citizen requests have accumulated regarding free privatization of land plots, but their consideration is effectively suspended for the duration of martial law.
