Despite rising rents, Mykolaiv is among the most affordable cities: one-bedroom - 6,950 UAH
In June, the growth leaders were Kharkiv (1-room +40%, houses +82%), while Kyiv has the most expensive house rents — 112,000 UAH/month
Following the results of June 2026, the OLX Real Estate platform recorded a further increase in housing rental rates in Ukraine; at the same time, Mykolaiv is among the most affordable regional centers for apartment prices, while the rental of private houses in the city, conversely, has decreased.
In Mykolaiv the median rent for a one-room apartment is 6 950 hryvnias per month, which is 16% higher than in January 2026. In Zhytomyr, Vinnytsia and Kherson apartment rental prices have hardly changed since the beginning of the year.
The most expensive cities to rent one-room apartments now are Uzhhorod — 22 133 UAH (+5%), Lviv — 20 168 UAH (+12%), Kyiv — 17 000 UAH (+6%), Ivano-Frankivsk — 16 500 UAH (+10%).
Rental rates for one-room apartments rose fastest in Kharkiv — +40% (to 7 000 UAH), Zaporizhzhia — +33% (to 8 000 UAH), Sumy — +27% (to 7 000 UAH), Odesa — +26% (to 12 000 UAH).
In the private houses segment the fluctuations are even more pronounced: in Mykolaiv the median rate is 10 000 hryvnias per month, which is 33% less than in January 2026; this is the largest decrease among all regional centers of Ukraine.
A decrease in house rental prices was also recorded in Ivano-Frankivsk — by 21% (to 22 461 UAH), Chernivtsi — by 11% (to 26 938 UAH), Kropyvnytskyi — by 11% (to 8 000 UAH), Cherkasy — by 9% (to 12 800 UAH), Vinnytsia — by 7% (to 13 000 UAH).
Conversely, the largest increases in this segment are observed in Kharkiv — +82% (to 22 750 UAH), Ternopil — +77% (to 31 162 UAH), Dnipro — +67% (to 25 000 UAH), Zaporizhzhia — +50% (to 15 000 UAH), Kherson — +50% (to 6 000 UAH), Uzhhorod — +48% (to 64 299 UAH).
The most expensive cities for renting private houses remain Kyiv — 112 026 UAH per month, Uzhhorod — 64 299 UAH, Odesa — 44 923 UAH, Lviv — 40 082 UAH, while Mykolaiv, in this context, combines affordable apartments with a noticeable decrease in house prices.
