In the Korabelnyi District of Mykolaiv a real estate listing has appeared that is not for the faint-hearted and certainly not for those who still consider the district exclusively “an outskirts with minibuses, dust and perpetual repairs.” One of the real estate agencies reported the sale of a SPA complex for $599,000.

According to the listing, this is an object of 780 m² on a plot of 1 hectare. To grasp the scale: this is not a bathhouse “for locals” somewhere behind the garages, but an entire complex claiming a level of leisure that makes you wonder “are we by any chance not in a resort town?”.

The description lists a infinity pool, fountains, mosaic, hydro-massage, aero-massage, a geyser, a rock and waterfalls. In short, everything the average resident of the Korabelnyi District sees either in hotel ads or when they accidentally opened the wrong real estate section. It is separately noted that the site includes a bath complex with a pool. The object is also located on the first line of the liman and has its own embankment. In an area where some residents discuss transport, roads, outages and the consequences of shelling for years, having a private embankment sounds almost like its own genre of social contrast.

Utilities, according to the listing, are present as well: city water, a well and electrical capacity of 30 kW. Against the backdrop of regular planned blackouts in the Korabelnyi District, that figure looks like a separate element of luxury: not only is there power, but enough for an SPA, fountains, waterfalls and a geyser. The listing authors add briefly and optimistically: “come in and work”. And indeed, what else is there to add? There is a pool, a liman, waterfalls, a rock, a mosaic. All that’s missing is a sign reading “Korabelnyi District — not for everyone.”

The irony of this story is that the Korabelnyi District is often mentioned in city conversations as “far away,” “inconvenient,” “I don’t want to live there,” or “how do you get from there?” But the real estate market reminds us: the same district has another face — with a first line on the liman, a large plot, its own embankment and a price tag that immediately filters out everyone who just popped in to look.

Of course, the very fact of selling a private SPA complex is not a problem. The owner has the right to sell property at any price, and the buyer to decide whether the liman, pool and geyser are worth almost $600,000. But such an offer very clearly highlights the district’s contrasts: somewhere people are waiting for decent transport, network repairs and compensation for damaged housing, while elsewhere an object of the “waterfalls, mosaic, come in and work” format is up for sale.

As we can see, the Korabelnyi District can be different. For some it is the daily commute to work, queues at bus stops and everyday problems. For others it is the first line of the liman, a private embankment and a SPA complex for $599,000.
