42 thousand dollars for a house: Mykolaiv ended up among the cities with the cheapest housing
Housing in Mykolaiv remains one of the most affordable in Ukraine
In Mykolaiv the average cost of a private house on the secondary market is about 42,500 dollars. At the same time the average price per square meter of such housing is approximately 473 dollars. This is indicated by current analytics data from LUN, published as of May 14, 2026.
By these indicators Mykolaiv remains one of the cheapest cities in Ukraine on the private house market. For comparison, in Odesa the average house price reaches 160,000 dollars, and the square meter costs approximately 1,040 dollars.
Western regions of the country remain even more expensive. For example, in Lviv the average cost of a private house is 221,000 dollars, and the price per square meter – about 1,410 dollars. In Kyiv a private house on average is sold for 220,000 dollars, and the cost per square meter is approximately 1,260 dollars.
At the same time even in some central oblasts prices are noticeably higher than in Mykolaiv. For example, in Vinnytsia the average house price is 89,000 dollars, in Chernivtsi – 150,000 dollars, and in Ivano-Frankivsk – 140,000 dollars.
LUN analytics LUN also shows annual market dynamics. In Mykolaiv the average price of a private house over the year increased by approximately 18%, and the price per square meter – by 3%.
Despite this, the city still remains among the leaders in housing affordability on the secondary market, which is directly associated with proximity to the combat zone, security risks and the overall state of the real estate market in frontline regions.
