In the Mykolaiv region a hectare of agricultural land costs on average about 44<\/strong> thousand hryvnias \u2014 one of the lowest indicators in the country; in the first 4<\/strong> months of 2026<\/strong> only 916<\/strong> purchase-sale agreements were registered in the region, according to analytics from the service OpenDataBot<\/a>.<\/p>\n

Neighboring southern oblasts show a similar dynamic: in Kherson Oblast a hectare is valued at more than 38<\/strong> thousand hryvnias, but only 37<\/strong> deals were concluded, whereas in Odesa Oblast the price is almost 48<\/strong> thousand hryvnias per hectare, and the volume of transactions exceeds 1,4<\/strong> thousand.<\/p>\n

The most expensive lands remain in the central and western regions. The leader is Ivano-Frankivsk Oblast with a price of almost 180<\/strong> thousand hryvnias per hectare, closely followed by Kyiv Oblast \u2014 over 178<\/strong> thousand hryvnias. Next in terms of cost are Lviv, Ternopil and Vinnytsia oblasts.<\/p>\n

Deals are most actively concluded in Vinnytsia, Chernihiv, Sumy, Poltava and Khmelnytskyi oblasts \u2014 there the market is busiest in terms of number of transactions.<\/p>\n

Since the launch of the land market, more than 501<\/strong> thousand contracts have been signed across Ukraine totaling almost 50<\/strong> billion hryvnias with a combined area of over 977<\/strong> thousand hectares.<\/p>\n

According to analysts’ calculations, there was a noticeable revival during 2025<\/strong>: more than 131<\/strong> thousand deals were concluded, which is 13<\/strong>% more than a year earlier; the market’s monetary volume grew by 43<\/strong>% \u2014 to 18<\/strong> billion hryvnias, and the average price per hectare approached 62<\/strong> thousand hryvnias.<\/p>\n

In 2026<\/strong> the trend of rising prices continued: in the first 4<\/strong> months the average price rose to 75<\/strong> thousand hryvnias per hectare, while the number of transactions slightly decreased to almost 40<\/strong> thousand, and the sold area fell to about 82<\/strong> thousand hectares.<\/p>\n

At the same time, in Mykolaiv<\/strong> more than 4<\/strong> thousand citizen requests have accumulated regarding free privatization of land plots, but their consideration is effectively suspended for the duration of martial law.<\/p>\n
